Commercial roofing company searches usually come from an owner or a property manager who needs a system kept in service. The roof may be TPO, another single-ply, modified bitumen, metal, or a steep-slope section over an entry. The building may be a shop, an office, a warehouse, or a mixed-use block. What those roofs share is consequence: a leak does not only stain a ceiling. It stops work, damages stock, and creates a record someone else will read later.

Repair, replacement, and what sits between them

Commercial roof repair fits a failed seam, an open flashing at a curb, a punctured area with dry insulation, or deteriorated metal at the edge while the field is still sound. Commercial roof replacement fits widespread seam failure, wet insulation, a membrane that has shrunk off its attachments, or a roof that has been patched until the patches are the surface. We do not use replacement language to describe a drain detail, and we do not use repair language to describe a saturated deck.

Commercial roof installation is the build of the new assembly after that decision: insulation strategy, membrane or panels, edge metal, and the way curbs are flashed. Lead times and crane or hoist access belong in the plan. So does the hour the building can accept roof traffic.

A commercial visit, from the first hour to the handoff

The first hour on a commercial roof is not a tour. We confirm how to reach the roof without using a tenant’s ladder, where the drains actually are, and which curbs sit over rooms that cannot take a surprise drip. If a mechanical contractor has been on the roof recently, we look at their screw holes and their new rails before we blame the membrane’s age. Those punctures are a repair even when the rest of the sheet is young. Writing them into the same proposal as a ten-year capital replacement confuses the budget and delays the hole.

During the work, interior protection is specific: the rooms under the open area, the stock that cannot be moved, and the hour the crew will stop so the building can lock up. A weld or a flashing that is finished at dusk is better than a larger area left open because the schedule looked aggressive on paper. When we hand the roof back, you should have photos of the drains, the edge, and the repaired details, plus a note of anything we watched but did not open. That note is what the next maintenance visit compares against. It is also what a future buyer of the building can read without calling the crew who happened to be on site.
