Searches for roof installation and new roof installation often mix two starting points. One is a new deck on an addition or a new building. The other is a house or commercial property that needs the covering rebuilt after tear-off. The crew skills overlap. The site conditions do not. A new deck is clean and square until proven otherwise. A reroof deck is a record of old leaks, old fasteners, and old patches. We price them as different jobs even when the finished surface looks similar.

What installation covers
The deck must be thick enough, fastened, and dry. Soft or delaminated panels are replaced before underlayment hides them. Eave metal goes on in the order the underlayment needs, not as a cosmetic strip at the end. Field underlayment is lapped in the direction water travels. Valleys and wall ties get the heavier protection the detail demands, including ice-and-water membranes in climates and locations where meltwater backs up under the covering.
The covering is only as straight as the layout lines. Shingle exposure, metal panel module, and tile batten spacing are set before the first course is committed. Penetrations are cut and flashed as the field reaches them, not cut out of a finished roof with a sealant ring as the plan. Ridges and hips close the system and, on steep slopes, are the usual place exhaust ventilation is tied in.
Ventilation is part of the install
Roof vent installation is not a separate hobby project once the roof is closed. Intake at the soffit and exhaust at the ridge or a designed vent have to be a pair. Blocking the soffit with insulation, or adding exhaust with no intake, produces a roof that looks finished and an attic that does not work. Where the fascia and soffit are rotten, the install should include edge repair so the new covering is not fastened to a soft perimeter.
Pipe boots, exhaust fans, and chimney saddles are specified in the same pass. Abandoned holes are closed with deck and underlayment, not with a cap of mastic. If a skylight is going in with the roof, the curb and flashing are an installation detail, coordinated with skylight work rather than left to another trade after the shingles are down.
New construction versus a reroof install
On new construction we coordinate with the framing, the wall cladding, and the timing of other trades who want to be on the roof. Step flashing has to land in the right sequence with siding or stucco. On a reroof, the sequence is tear-off, deck repair, dry-in, and finish, with the building occupied below. We do not treat “roofing installation near me” as a reason to skip the deck. A nearby crew that sheets over damage is not a bargain. The proposal should say whether deck repair is included, allowed as a unit price, or excluded. Ambiguity there is how projects stall on the first morning.
How the work is sequenced
Inspection confirms pitch, access, existing layers, and any structural concern we can see. The recommendation names the system and the details that are easy to omit: drip edge, valley metal, chimney flashing, ventilation, and disposal. Planning sets material lead times, especially for metal and tile, and the weather window. Execution keeps opened areas covered the same day. A roof left as bare deck overnight is not a plan. It is an exposure.

The handoff at the end of installation
A finished installation is more than courses that look straight from the street. You should be able to see that penetrations are flashed, that abandoned holes are decked, and that intake and exhaust were paired on purpose. Walk the attic once if it is safe. Daylight at a nail line or a damp ring at a boot is easier to correct before the crew is gone than after the next storm writes the complaint for you. Gutters that were removed should be back on with a slope that actually reaches the downspout, or the edge work should be listed as still open on the fascia scope.
Keep the product names and the underlayment from the proposal with the photos. Future repairs, and any material discussion years from now, depend on knowing what was installed. A verbal “architectural shingle” is not a record. The record is the scope you accepted and the roof that matches it.
