What is TPO roofing? It is a single-ply sheet, typically white or light colored, joined with hot-air welds and held down by mechanical fasteners, adhesive, or ballast depending on the design. TPO roofing membrane thickness, the attachment method, and the insulation under it are the specification. The color alone is not. Commercial TPO roofing is the usual setting. Residential TPO exists on low-slope house sections and porches, and it should still be detailed as a membrane, not as a leftover roll from a commercial job.

How TPO succeeds and how it fails
The field of a TPO roof is only as good as the welds, the flashings at walls and curbs, and the edges. Failed welds, scrim showing through a worn sheet, punctures, and shrunken flashings are the usual findings. Water under the membrane, once it is there, does not care that the top looks white. Wet insulation stays on the replacement side of the decision.
TPO roof installation sets the insulation so water moves to drains, fastens or adheres the sheet in the pattern the design calls for, welds the laps, and flashes every penetration with TPO-coated metal or compatible accessories. A pitch pocket full of sealant is a last resort, not a design. The same-day rule applies: an opened area is not left as bare insulation if weather can reach it.
Repair versus replacement
TPO roof repair welds or patches a defined defect when the surrounding sheet is still flexible and the insulation below is dry. TPO roof replacement is the right scope when the sheet is aged across the field, the welds are failing in many places, or moisture mapping shows a wet assembly. Overlaying a new TPO on a wet roof locks the problem in. We do not sell that as a shortcut.

Can any white roof be coated or patched the same way?
No. Identify the membrane first. TPO welds. Other sheets and coatings do not. The wrong product contaminates the next repair.
How long does TPO installation take?
It depends on size, tear-off, and weather. The schedule in the proposal is the one that counts, including how the building is dried in overnight.
Do you repair TPO installed by others?
Yes, if the sheet can still be welded or compatibly patched and the insulation is dry. If it cannot, we will say replacement.
Is TPO only for commercial buildings?
It is most common there. Low-slope residential sections can use it when the detail is right. Steep houses still belong in shingle, metal, or tile.
What should a TPO proposal list?
Sheet thickness, attachment, insulation plan, edge metal, drains, and whether the old roof comes off. A square price with none of that is incomplete.
