How low-slope roofs fail
Water sits. Seams open. Flashings at walls and curbs fatigue. Drains clog and the water finds a lap. Foot traffic from other trades punctures a membrane that was fine the week before. Blisters and ridges can be aging, trapped moisture, or a poor weld. Ponding that remains long after a rain is not a stain to ignore. It is a load and a leak waiting on the weakest joint.

Repair, replacement, and coating
Repair replaces a failed seam, a punctured area, or a curb flashing when the surrounding membrane and insulation are dry and still attached. Flat roof replacement removes a system that is wet, brittle, or patched beyond a reliable surface, then rebuilds insulation and membrane with working overflows. A roof coating is a surface layer on a compatible, dry roof. It does not dry wet insulation and it does not fix a drain that sits above the field.
Flat roof materials include single-ply membranes such as TPO, other single-plies, and older bituminous systems. We identify what is there before we patch it. A patch chemistry that does not stick is not a repair. It is debris.

Flat roof questions
Are flat roofs supposed to hold water?
They drain slowly. They are not designed as ponds. Standing water days after rain means a drain, a slope, or a deflection problem.
Can you patch a flat roof leak?
Yes, when the membrane around the leak is sound and dry. If the insulation is wet across the area, the patch will fail from underneath.
Is TPO the only flat roof?
No. TPO is one membrane. Read TPO roofing if that is what you have or want. Other systems are identified on site before repair.
Should a house use shingles on a low slope?
Only within the slope range that shingle is made for. Very low slopes belong in a membrane. We will not force shingles onto a roof that cannot shed them.
