What to include so the estimate is useful

If the roof was worked on recently, say who opened it and what they told you. Conflicting stories are common, and the useful part is the physical change: a new boot, a tarp, a second layer, a coated seam. We would rather start from that than from a debate about the last invoice. If you are a property manager, include the tenant contact and the hours the roof can be walked. If you are buying the house, include the inspection deadline so a written look can happen before you own the problem.

A roofing quote is only comparable when the scope matches. Ask us, and anyone else you call, to state tear-off or overlay, deck repair as a unit or a guess, flashing replacement, ventilation, and disposal. A lower number that is silent on those lines is a different project. We will not fill the silence with a national average cost, because that number is not your roof. The address, whether the building is a house or a business, the roof type if you know it, and whether water is coming inside. Photos of the ceiling and of the slopes from the ground help. You do not need to climb. Mention storm or hail dates if weather is the reason you are calling. If you are comparing contractors, ask each of them to include tear-off, deck repair, flashings, ventilation, and disposal so the numbers describe the same job.
