Roof inspection near me is usually a search for certainty: before a purchase, after a storm, at the end of a lease, or because a ceiling stain appeared and nobody agrees where it started. A useful inspection is specific. “Roof is old” is not a finding. “The north valley metal is pitted through at the lower third, and the deck below is stained but firm” is a finding you can price.

What we look at
On the surface we look at covering condition, fastener or seam pattern, soft spots underfoot, prior patches, and anything that interrupts the flow of water. Flashings at walls, chimneys, skylights, and pipes are separate lines, because that is where roofs leak while the field still looks acceptable. Gutters and scuppers are checked for the debris and the slope that send water backward under the eave.
From the attic, when access is safe, we look for daylight, wet decking, compressed insulation, and stains that do not line up with the stain in the room below. Water travels. A report that only photographs the ceiling is an interior note, not a roof inspection. If the attic cannot be walked, we say that limit out loud.
Commercial roofs and houses
Commercial roof inspection adds drains, scuppers, copings, expansion joints, and the curbs under HVAC equipment. Ponding that is still there two days after rain is a drainage finding, not a cosmetic one. Core cuts or moisture surveys are discussed when the membrane and the insulation need more than a visual pass. They are not automatic, and they are not hidden in a vague “full inspection” label.
House inspections spend more time on steep-slope details: kickout flashing, dead valleys, and the attic around can lights and bath fans. What you receive
You receive notes and photos tied to locations, a plain-language summary, and a split between items that need work now and items to watch. The summary may point to repair, leak repair, maintenance, or replacement. It will not point to all of them as if they were interchangeable.
If the visit is about wind or falling debris, the storm page explains how that documentation is framed. If it is about bruises and granule loss after hail, use hail damage. We will not label ordinary wear as storm damage to make a file look larger.
