Tile roofing includes clay tile roofs, concrete tile roofs, and the Spanish tile profiles people recognize from the street. Slate roofing is a related steep-slope system with its own weight and its own breakage pattern. The keyword volume does not justify a thin standalone slate site, so slate is handled here as its own section rather than mixed into the tile instructions as if the materials were identical.
Most of this work is residential. The house context is on residential roofing. When the underlayment is gone and the tiles are only a decorative lid over a leak, the decision is replacement of the assembly, not a handful of new tiles on a failed sheet.
Clay, concrete, and what breaks
Clay tile is fired and relatively light compared with many concrete profiles, and it cracks when it is walked carelessly or when a fastener corrodes and the tile is stressed. Concrete tile is heavier and can absorb water as it ages. Both can outlast the underlayment. That is the central tile problem: the surface looks intact while the layer that actually waterproofs the deck has cracked at the nails and the flashings.
Tile roof repair replaces broken pieces, resets slipped tiles, and corrects flashings when the underlayment still has life. Tile roof replacement lifts the tile, replaces the underlayment and flashings, repairs the deck, and reinstalls sound tile or new tile if the old profile is done. Tile roof installation on a new structure starts with a deck and a fastening plan rated for the weight. We do not put concrete tile on a house framed for asphalt without saying the structural question out loud.
Slate, kept distinct
Slate roofing is individual stone, or a synthetic slate product that tries to imitate it. Natural slate repair is a replacement of broken slates and failed flashings by someone who will not crush the surrounding field. Synthetic slate roofing has its own fastening and is not repaired with stone methods. If you have slate, say so on the estimate. We will not price it as concrete tile. If the slate is at the end of its life across the roof, replacement is an underlayment and flashing project with a covering decision, not a box of replacement slates tossed on a rotten sheet.
Walking, cleaning, and leaks
Tile roof cleaning and casual foot traffic break more tiles than they save. We do not power-wash a mineral or clay surface as a maintenance plan. Leak tracing still follows leak repair logic: the drip inside may not sit under the cracked tile you noticed. Storm breakage from debris is storm damage. Tile and slate questions
If the tiles look fine, can the roof still leak?
Yes. The underlayment and the flashings can be finished while the tile still looks presentable. Age and attic stains tell you more than curb appeal.
Can broken tiles be replaced one at a time?
Yes, when you can match the profile and the sheet underneath is sound. A field of cracked tile over a brittle sheet is a replacement.
Do you treat slate as tile?
No. Slate has its own handling. Tell us which you have so the scope is not a guess.
Will you walk all over the roof to inspect it?
We use a method that does not break the covering we came to save. Fragile fields are inspected with that limit written down.
Is tile roofing only for houses?
Almost always in our work. A commercial steep-slope entry in tile would still be detailed on this page and coordinated with commercial roofing.
