Roof coating installation is a narrower service than the ads suggest. Acrylic, silicone, and other chemistries stick to some surfaces and fail on others. A silicone roof coating can stay ponded water better than some acrylics, and it can also be the wrong product if a future weld or a different coating has to stick to it. The first question is not which brand is popular. It is whether this roof should be coated at all.
Flat roof coating and commercial flat roof coatings are the usual requests. Shingle roof coating is rarely a sound plan; asphalt shingles are not a membrane, and a film over granules does not replace underlayment or flashings. If someone has proposed coating a steep shingle roof, read shingle roofing and ask what problem the coating is supposed to solve. Most of the time the answer is repair or replacement.
When a coating is appropriate
The membrane is identified. It is compatible with the product. Seams and flashings are intact or they are repaired first. Insulation is dry. Drains work, and ponding is not deep enough to defeat the coating’s limits. The owner understands a coating is maintenance of a roof that still has a future, not a new roof with a new deck. Those conditions show up most often on flat roofs and some TPO or other single-ply roofs that the manufacturer’s guidance allows to be coated. If the guidance does not allow it, we do not invent permission.
When it is the wrong spend
Wet insulation, widespread open laps, a sheet that has shrunk, or a roof so patched that the patches are the surface. Coating those roofs traps moisture and adds removal cost to the replacement you were trying to delay. Commercial owners feel that delay in tenant calls. We would rather decline the coating.
What the work includes
Cleaning that the product requires, repairs completed and cured, details reinforced where the system calls for fabric or extra mils, and a finished thickness you can discuss in the scope instead of “two coats” with no meaning. Roof coating maintenance later is inspection and compatible touch-up, not a random second chemistry on top. That follow-up belongs with roof maintenance.

Preparation is the coating
The liquid is the visible part and the smaller part of a sound job. Dirt, failed sealant, and open laps have to be handled in an order the product allows, with drying time that weather can cancel. We will not coat ahead of a rain just to finish a week. A wash that drives water into an open seam is not preparation. It is a new leak. If the inspection shows the roof fails the dry-and-compatible test, the visit ends as a repair or replacement proposal, and the coating product stays on the shelf.
Coating questions
Will a coating stop a leak by itself?
Not if the leak is an open seam or wet insulation. Fix the source, then coat if the rest of the roof qualifies. Start with leak repair when water is already inside.
Can you coat TPO?
Only when the specific sheet and the coating are compatible. Many TPO repairs should be welded instead. We confirm that before any liquid goes down.
Is a white coating an energy upgrade you can count on?
A light surface reflects more sun than a black one. We will not promise a utility bill. The reason to coat is the condition of the membrane.
How often is a coating redone?
When inspection shows wear, not on a slogan cycle. Ponding, dirt, and foot traffic change the interval.
Do you coat shingles?
We generally do not. Shingle problems are flashing, underlayment, and the shingle itself. Coating them hides the diagnosis.
How do I ask for a coating?
